 this transaction was a unique one, where all parties had open communication throughout the process.  although most agents loathe contact between the seller and buyer while the sale is pending (as it can often create more problems), sometimes it’s the only way to get the deal done! in this case, the parties realized they were business acquaintances which made the seller more comfortable and allowed them to “speak their own language” and reach a deal.  ultimately, everyone walked away happy!
